  1. Facing up to the reality gap

To solve the problem of design performance vs actual performance we need an independent international organisation who create simple low-energy building design tools and who measure the performance of the buildings designed using these tools.

In addition this organisation should certify building systems, products, and professionals that meet their exacting standards so that clients have confidence that their design and build team can deliver a low energy building that will perform as designed.

Does all of this sound unachievable and unrealistic? Well, the Passivhaus Institute have been providing excel base design tools since the mid nineties which have consistently been shown to produce buildings that perform at the predicted design level. These tools are cheap and easy to use. In addition they certify independent design professionals, mechanical systems, buildings systems and national certifying bodies who are able to audit and certify Passivhaus buildings across the world.

Over the last 25 years over 25,000 Passivhaus buildings have been built and many are continually monitored to improve low energy building modelling and construction.

Passivhaus buildings have been shown time and time again to work and to cost no more than a building built to today’s building regulations. Lets not try to re-invent the wheel, let’s just build to Passivhaus standards.
